Our Projects
AP Thailand Partners with the Bangkok Metropolitan Administration to Officially Launch the Eco Waste Station

- AP Thailand reinforces its leadership in Thailand’s real estate sector by developing quality residential projects rooted in a deep understanding of residents’ Unspoken Needs—delivering the best Living Quality tailored to every lifestyle.
- The company announces a key collaboration with the Bangkok Metropolitan Administration (BMA) to expand the “Baan Nee Mai Tae Ruam” initiative, establishing a new standard for source-separated waste management. The initiative is propelled by the “Eco Waste Station,” an innovative, design-led solution for end-to-end waste management across AP Thailand’s townhome and twin-home projects.
- The Eco Waste Station marks a first in Thailand’s property sector—a design innovation that redefines waste management with a clean, complete, and user-friendly “Separate–Drop–Done” system. It enhances proper, hygienic waste handling while improving long-term quality of life and sustainability for all residents.
- Under the “Separate–Drop–Done” design concept, the Eco Waste Station has been fully implemented across 38 AP townhome and twin-home projects in Bangkok this year, enabling over 7,378 families to experience truly sustainable, eco-friendly living.
- Through proper waste separation, the initiative has already diverted more than 49,000 kilograms of waste for recycling—equivalent to planting over 10,832 trees in 2024.
- Solving Bangkok’s waste problems requires collaboration from all sectors—especially private companies closely connected with local communities. AP Thailand’s participation marks a major step in expanding the “Baan Nee Mai Tae Ruam” initiative to more households, reducing environmental burdens and supporting long-term sustainable communities.
AP Thailand Public Company Limited, Thailand’s leading property developer driven by the promise of “ Empower Living ”, continues its commitment to elevating Living Quality through meaningful, sustainable household waste management at the source. This year, AP has implemented the “Baan Nee Mai Tae Ruam” initiative across 38 townhome and twin-home projects in Bangkok, enabling more than 7,378 AP families to actively participate in source-separated waste management. At the heart of this effort is the Eco Waste Station, a design innovation that transforms waste handling and moves communities toward full-scale sustainability through AP’s “Separate-Drop-Done” approach—making source separation simple, convenient, and part of everyday life.

Mr. Kittichet Satitnopachai, Assistant Managing Director – Corporate Marketing Strategy & Digital, AP Thailand, said:
“At AP, delivering true Living Quality begins with understanding our residents’ Unspoken Needs. We learned that our townhome and twin-home communities genuinely want to contribute to environmental protection. What they need is a tool that makes difficult tasks easy—practical, aesthetically integrated, and aligned with urban living. Most importantly, it must be sustainable and measurable.”
“This insight shaped the development of the Eco Waste Station—not just a beautifully designed drop-off point, but a functional infrastructure that enables efficient waste separation. This year alone, our residents have diverted over 49,000 kilograms of waste to recycling. This number reflects the real commitment shared by AP and its residents to create lasting, sustainable change.”
“The ‘Separate–Drop–Done’ initiative represents AP Thailand’s dedication to building sustainable communities and environments. Our collaboration with the BMA through the ‘Baan Nee Mai Tae Ruam’ program empowers residents to take action every day—reducing waste at the source and fostering environmentally conscious neighborhoods. We believe good habits begin at home, forming the foundation for a more sustainable urban society and ensuring that everyone enjoys the best Living Quality they choose.”
Behind the Design: The Eco Waste Station Innovation
In AP’s townhome and twin-home projects, the Eco Waste Station is designed with a focus on honesty, functionality, aesthetics, and sustainability—ensuring that waste separation becomes a seamless part of residents’ quality living experience.
Rooted in the understanding of residents’ desire to participate in environmental stewardship, the Eco Waste Station combines refined architecture that blends with each project’s main gate and practical features built for real use. The “Separate–Drop–Done” system supports four waste categories:
- General waste
- Organic waste & food scraps
- Recyclables (PET, HDPE, glass bottles, cardboard, aluminum cans)
- Hazardous waste
The station integrates proper ventilation to minimize odors and is structured for maximum cleanliness and organization.
AP also partners with Waste Buy Delivery, who purchases and processes recyclable materials responsibly according to certified recycling standards—reducing landfill volume and ensuring resources are circulated back into the system. Additionally, AP collaborates with QCON to recycle construction waste for use in building the Eco Waste Station—fully closing the loop from Waste to Value and proving that sustainability and elevated design can coexist.
To date, AP projects in Bangkok have successfully diverted over 49,000 kilograms of waste to recycling, reducing greenhouse gas emissions by 100.3 tCO₂e, equivalent to planting 10,832 trees.
AP also organizes ongoing community engagement activities—such as waste-sorting competitions and food-waste composting workshops—to cultivate long-term sustainable behavior among residents.
A Shared Commitment to a Cleaner, More Sustainable Bangkok
The collaboration between AP Thailand and the BMA reflects a shared mission to build a cleaner, more orderly, and sustainable city starting from everyday household behavior. The “Baan Nee Mai Tae Ruam” initiative aligns with AP Thailand’s sustainability strategy—promoting responsible resource use, supporting better urban futures, and elevating residents’ quality of life under the vision of “Empower Living.”
By encouraging compliance and participation from residents, the initiative not only reduces waste but also nurtures environmental awareness—contributing to a better, more livable Bangkok for all.
