Challenges and Opportunities

Currently, Thai society and global society are facing structural changes that impact people’s quality of life, including economic and social inequality, demographic changes leading to an aging society, the accelerating digital technology trends, and climate change. All of these affect the lifestyle of people in urban communities. The key challenge is creating social infrastructure systems that can support urban growth and promote opportunities for access to basic resources such as housing, education, and stable income sources.

At the same time, there are many opportunities for sustainable community and social development. Digital technology and innovation can serve as important tools for enhancing the quality of life of people in communities, from accessing information and career development to improving public infrastructure systems to efficiently support urban growth. Creating sustainable residential communities with infrastructure and services that address urban lifestyle needs will help communities grow alongside global changes.

Another important opportunity is creating integrated cooperation to drive comprehensive social development. Working with private development organizations and educational institutions can help create a strong support system for workforce development, promote digital skills development, and support small entrepreneurship, which will help communities become self-reliant and create long-term economic stability.

Sustainable social development requires both structural foundation building and creating a culture of self-reliance and public participation. The adaptation of businesses and communities to align with global trends will be a key factor in reducing inequality and concretely improving people’s quality of life.

The Company recognizes the importance of participating in community, social, and environmental development, which is reflected in our organizational values: Put People First, Build Together, Progress with Purpose, Go Beyond, and Be Innovative. These values emphasize human resources,

Provide learning opportunities, create value, and foster innovation development, which are essential for economic, social, and environmental development. With our experience and expertise in real estate development and management, the Company has established social activity guidelines that focus on sustainable development and problem-solving for society. Community and Social Development Projects

AP Thailand is committed to developing projects that create positive impacts on communities and society. The company conducts its business in alignment with the principle of sustainable coexistence between real estate projects and surrounding communities, through responsible development approaches that consider comprehensive social, environmental, and economic impacts. The company also prioritizes strengthening relationships between the company and local communities to achieve balanced development across all sectors. AP Thailand aims to truly respond to stakeholder needs by implementing the following:

    1. The company conducts surveys to study opinions and concerns of communities surrounding the project areas that may be affected, both positively and negatively, by the company's operations, as well as surveying community needs/expectations. This is analyzed to determine the impacts communities and society will receive, and the identified impacts are used to find preventive and corrective approaches to reduce risks that may affect communities and society (both directly and indirectly).
    2. Measures and guidelines for remedying human rights violations against communities.
    3. Process for building relationships with communities surrounding projects and neighboring areas.
    4. Project monitoring and follow-up process.

Performance Results

With a recorded total of 855 volunteer hours per year, covering activities in both nearby and distant communities, the company's social activities benefited a total of 95,899 people across all activities, and there were no community complaints related to the company's operations.

The company believes that community and social development must arise from the cooperation of all sectors and will continue to advance operational approaches to create “Sustainable Living” for everyone in Thai society.

Measures and Approaches for Remedying Human Rights Violations Against Communities

AP Thailand is committed to conducting business with respect for human rights, particularly the rights of communities in areas where real estate projects are being developed. The company recognizes potential impacts that may occur both directly and indirectly, as well as is committed to preventing and remedying impacts that may lead to violations of community rights through systematic, transparent, and effective management processes.

Before starting a project, AP Thailand conducts a comprehensive Human Rights Risk Assessment using Human Rights Due Diligence processes that align with international best practices to identify potential risks arising from various activities, such as construction and resource utilization in the area, including consideration of rights to access housing, safe living, and the well-being of communities surrounding the project.

Additionally, the company prioritizes community participation through open and accessible mechanisms, such as:

  • Public hearings before construction
  • Field visits to discuss with communities by project staff along with Customer Care officers
  • Community relations activities and target group engagement
  • Communication channels/complaint reception through various methods such as 24-hour Call Center, public announcement boards, complaint boxes at project fronts, Facebook, email, Line, and signage
  • Community visits by project-based community engagement units
As a result of these management approaches, in 2024
